MRA led the planning for a transit-oriented development (TOD) at the corner of Markham Road and Gull Lake Road, strategically located just 35 meters from the Markham Rapid Transit Station and the Southwest Rapid Transit Corridor. This project leveraged the site’s proximity to public transit, prioritizing sustainable and active transportation options.

Key challenges include integrating higher-density development with the surrounding low-density residential area and optimizing the design for an irregularly shaped lot near the CN Railway. MRA worked to balance these complexities while ensuring the development achieves its highest and best use.
