Student Housing Development to Open in Summer 2024 Near U of M

Construction of Align, the second phase of a student housing project at 2537 Pembina Highway, is on track for completion by summer 2024. The 18-storey residential mixed-use building, developed by Campus Suites, will provide 397 units (554 beds) in time for the 2024 school year.


Strategically located across from the University of Manitoba’s main campus at the corner of Bison Drive, Align follows the success of The Arc, which opened in 2021. The project aims to meet the growing demand for student housing in Winnipeg while integrating sustainable urban planning and community-focused design.


Units will range from $1,100 to $1,200 per month, with one to four-bedroom options. Fully furnished with kitchens and internet, the units are designed for convenience, allowing students to move in with minimal effort. Morton also highlighted the per-bed rental model, which ensures tenants’ monthly costs remain unaffected if roommates move out—a system offering financial reassurance for students and their families.


This project comes amid rising demand for affordable housing as international student enrolment in Manitoba continues to grow. Despite inflation and construction cost challenges, the development balances economic feasibility with sustainable design and proximity to transit routes.


Planning and development advisors, including M Richard & Associates, played a pivotal role in securing key approvals and ensuring the project aligns with city regulations and urban development objectives. These efforts have helped shape a dynamic, purpose-built student housing community that contributes to the area’s vibrancy while addressing housing pressures.
