Overview
In collaboration with McGowan Russell Group and Urbanite Advisors, MRA is preparing a comprehensive planning strategy for Regina’s Centre Square Area, an important transition district linking Downtown Regina to Wascana Park. The project aims to reposition the area for long-term growth, intensification, and revitalization while strengthening its identity as a vibrant, mixed-use urban neighbourhood.
The strategy integrates land use planning, economic development, market analysis, and public realm design into a cohesive framework to guide future development. This includes background analysis, real estate and market assessment, and identification of demand-generating land uses, with a focus on underutilized sites and highest and best use scenarios aligned with Regina’s growth objectives.
A multi-phase public engagement process featuring visioning sessions, stakeholder discussions, surveys, and targeted outreach, including youth and Indigenous engagement, ensures the strategy is grounded in community priorities. The final plan will include policy direction, zoning considerations, highest-and-best use scenarios and 3D modelling alongside a phased implementation framework to guide redevelopment and investment.
The CSA project has presented an opportunity to deepen our synergy with MRG and Urbanite while leading a complex, multi-disciplinary planning initiatives that align market realities, community vision, and municipal policy to deliver actionable, investment-ready strategies for urban regeneration.
